Property & new developments
Apartments, homes and major residential developments across Liverpool Waters, Stanley Dock, Ten Streets and the northern waterfront around Bramley-Moore Dock.
Liverpool's northern waterfront
Hill Dickinson Stadium sits within one of Liverpool's biggest long-term regeneration areas. Existing dockside apartments are already occupied, while thousands of further homes are planned across Liverpool Waters and nearby districts.
This guide tracks what you can live in now, what is being built next and what day-to-day life around the northern waterfront is likely to look like as the area develops.
Property available now
The area is not only about future masterplans. Residential development is already established around Stanley Dock and Princes Dock, with both homes for sale and professionally managed rental apartments.

Lighthaus
Completed in 2025, Lighthaus is a 31-storey build-to-rent development with 278 studio, one, two and three-bedroom apartments plus resident amenities including co-working space and a fitness centre.
New developments
Some schemes are at infrastructure or delivery stage rather than ready for residents. We separate current homes from planned developments so you can see what actually exists today.
Central Docks
A design-led build-to-rent scheme planned for the heart of Central Docks, with 406 one, two and three-bedroom apartments, commercial units, co-working space and roof terraces.
Liverpool Waters
The wider Central Docks neighbourhood has planning permission for around 2,350 homes across build-to-rent, build-to-sell, affordable and later-living tenures, centred around a new five-acre park.
Ten Streets
A 507-home development planned around the former railway arches at Love Lane, with one, two and three-bedroom homes and a wider mix of commercial and public space.
The biggest change ahead
Central Docks is the largest neighbourhood within Liverpool Waters. £71 million of infrastructure work is preparing the site for around 2,350 homes, alongside new retail, leisure, commercial and community space.
Residential plans include build-to-rent apartments, homes for owner-occupiers and affordable housing. Current infrastructure works are due to complete in spring 2028, after which individual development plots can move into delivery.
Living in the area
It is not a finished residential quarter yet. The appeal is a mix of waterfront character, proximity to the city and a district that is gaining more places to eat, stay and spend time.
The docks, River Mersey and historic warehouses give the area an identity that feels very different from a conventional new-build district.
Stanley Dock, Ten Streets and the wider waterfront already bring hotels, bars, restaurants and event spaces into the neighbourhood.
Hill Dickinson Stadium brings atmosphere and activity, but also larger crowds, traffic changes and parking controls on busy event days.
Major infrastructure and construction will continue for years. Anyone thinking of moving here should judge today's neighbourhood as well as tomorrow's masterplan.
Looking for a home?
The property market around Bramley-Moore Dock is not one single product. Some homes are available now, some are rental-only and much of Central Docks remains a future pipeline.
